A garage door maintenance checklist that's actually worth doing
Garage doors are one of the few things in a house where a small amount of maintenance genuinely prevents most failures. Twenty minutes, twice a year, covers nearly everything.
This list is deliberately short. It only includes things that matter and that are safe to do yourself.
Listen first
Run the door through a full cycle and just listen. A healthy door is fairly quiet and moves smoothly. Grinding, popping, scraping or a rhythmic squeak each tell you something, and a change in the noise is more informative than the noise itself.
Watch it move, too. It should travel evenly, with both sides rising together and no visible jerking or hesitation at any point.
Lubricate the right things
Use a garage-door-specific lubricant or a white lithium grease. Twice a year is enough.
Do lubricate
- Hinges, at the pivot points
- Rollers — the stems and bearings, not the wheel face
- Springs, a light coat to slow rust
- The bearing plates either side of the torsion shaft
- The lock and the armbar
Do NOT lubricate
- The tracks — grease there collects grit and makes things worse
- Nylon roller wheels
- A belt-drive opener's belt
And do not use WD-40 as a lubricant here. It is a water-dispersant and solvent; it will clean the old grease off and leave the part drier than it found it.
Tighten what's worked loose
A door cycling a few thousand times a year shakes fasteners loose. Go around the hinges and the track brackets with a socket and snug anything that has backed off.
Snug, not cranked — over-tightening strips the holes in the door section, which is a much bigger problem than a slightly loose bolt.
Check the safety features
- Photo-eyes: wave something through the beam while the door is closing — it must reverse immediately.
- Auto-reverse: lay a roll of paper towel flat under the door. It should touch, then reverse.
- Balance: run the manual balance test.
- Bottom seal: look for splits, and check it still meets the floor along its whole width.
If the auto-reverse test fails, that is worth acting on rather than noting. It is the mechanism that stops the door closing on something.
Leave these alone
Some parts are not homeowner-serviceable, and the failure modes are severe rather than inconvenient.
- Spring tension — stored energy, needs winding bars
- Cables and the drums they wind onto — under load whenever the door is down
- The bottom brackets — these are under full cable tension
Everything above is fine to do yourself. These three are the ones to leave.
