The Doors Are Heavier Than They Look

Much of Beverly falls inside a National Register historic district, and homeowners here tend to buy a door that matches the house — carriage-house styling, real wood or wood-clad, insulated steel with applied overlay. Those doors weigh far more than the plain steel pan door most of the city has.

Weight is what sets the spring. Wire size, inside diameter and length get calculated against the actual door, not a standard one. We see doors re-sprung with whatever was on someone's truck, and it shows: the door drifts or drops, the opener works against itself the whole cycle, and the springs come back early.

Wood also changes through the year. It takes on moisture, so a door balanced dry in February can run heavy by May. Sluggish in one season only is a balance problem, not an opener problem.

Wide Openings and Double Doors

Beverly runs more double-wide doors than most of Chicago, and a sixteen-foot door is not two eight-foot doors. The top section carries the opener arm across a long unsupported span, and a small fault at one corner shows up as the whole door racking out of square.

What the Slope Does to the Threshold

On graded ground, water goes where the driveway sends it. Plenty of Beverly garages sit at the low end of that slope, so snowmelt collects at the threshold and freezes overnight. A door bonded to the slab fights the opener: the safety reverse trips, or the motor pulls hard enough to break something.

Slabs settle unevenly on a grade as well. Once the floor is out of square with the opening you get daylight at one corner, the bottom seal wears through on that side, and the photo-eyes in an unheated garage sweat and drift out of alignment. What that turns into on the truck:

  • Bottom weatherseal and retainer replaced, threshold seal added where the floor has dropped
  • Force and travel limits reset so the opener is not fighting ice
  • Photo-eyes remounted clear of standing water
  • Rusted bottom fixtures and lift cables replaced before they let go

Our wood door is heavy and the opener groans. Do we need a bigger motor?

Usually not. Pull the release and lift the door by hand. A balanced door moves with light effort and holds where you leave it around waist height. If it drops or fights you, the springs are wrong for the door and the opener has been covering for them. Heavy doors do want an opener rated for the weight, but balance gets corrected first.

One corner of the door no longer meets the floor. Is the door bent?

More often the slab has settled. On sloped ground the floor moves before the door does, so you end up with daylight at one corner while the door itself is still straight. That gets solved at the floor and the seal rather than by replacing sections.

We have one wide door on a two-car garage. Would two singles be better?

Converting means framing a center post and rebuilding the opening, which is structural work on the garage rather than a door job. Most people keep the single wide door and have it reinforced properly. A full-width strut, good rollers and a counterbalance sized for the actual span will hold up fine.
