Brick Openings Hold Hardware Differently
On a frame garage the jamb brackets, track hangers and opener rail all land in wood. On a brick garage they land in masonry, or in a wood nailer strip bolted to it. Anchors have to bite solid brick rather than a mortar joint, because sixty-odd years of freeze and thaw leaves mortar that will not hold under load. Where there is a nailer strip, it rots from the bottom up where alley splash hits it, so the lowest bracket on the jamb is often the loosest thing on the door.
Headroom is the other one. These garages tend to have low-slope roofs with the framing close to the top of the opening, so there is often not enough room above the door for a standard torsion assembly and horizontal track. That means a low-headroom track kit, or a wall-mount opener beside the door instead of a rail overhead. Both are routine. They just have to be spotted before anyone orders parts.
Water in the Alley Kills Doors From the Bottom
Chatham alleys hold water. Aprons settle toward the garage over the decades, the low end of a block drains slowly after a hard rain, and the bottom of the door sits in whatever is standing there. In winter it is salt slush. The bottom section rusts from inside the steel out, the fixtures and cable ends corrode, and the vinyl retainer traps grit against the panel.
Two failures follow. The door freezes to the slab overnight and the opener tries to lift it anyway, which strips a drive gear or pulls a cable off the drum. The other is the safety sensors: they sit a few inches off the floor, right in the splash line, and once they foul or rust out of alignment the door reverses on the way down. That gets blamed on the opener. It usually is not.

My garage has no side door and the door will not open with my car inside. Can you still get in?
Usually, yes. Plenty of alley garages here have no service door, so the emergency release cord ends up locked inside with the car. Many doors already have a keyed exterior release fitted through the top section. If yours does not, the technician can reach the trolley from outside without cutting the door up, and it is worth adding a release afterwards so it cannot happen twice.
The bottom of my door has rusted through but the panels above look fine. Does the whole door have to go?
Not necessarily. If the model is still made and the sections above it are straight, the bottom section, bottom fixtures, retainer and seal can be replaced on their own. It stops making sense when the door is old enough that sections are no longer available, or when the rust has already reached the second panel. The technician will tell you which one you have before you decide anything.
Can a garage door be anchored properly into a brick garage?
Yes, and most of Chatham's are. The work is in the detail: anchors set into solid brick rather than into the mortar joints, and a sound jamb for the brackets to land on. Where the wood nailer strip along the opening has rotted at the bottom from alley splash, that gets replaced first. Bolting new hardware to soft mortar or rotted wood is how a door ends up off track again a year later.
