Irving Park went up as a railroad suburb around 1870 and never stopped building. One alley here can run an 1890s frame carriage barn, a 1920s brick bungalow garage and a rebuild from last decade. Three Eras of Garage on One Alley
The oldest garages in Old Irving Park started life as carriage barns behind the big frame houses. Those need low-headroom track or a rear-mounted shaft, not the standard kit.
Bungalow-era garages have the opposite problem. The brick is solid and the structure is fine, but the opening was sized for a 1920s car. Park a modern SUV in one and the door collects mirror and bumper hits at the bottom corners. We replace more bottom sections in this neighborhood than whole doors.
Newer rebuilds are the straightforward ones: square opening, stock sizes, modern hardware. When those fail it is the spring or opener, not the building.
Old Irving, the Villa, and the Kennedy Diagonal
Irving Park is several small neighborhoods stacked together and they do not behave the same. Independence Park and Old Irving run older frame stock with coach houses and rear buildings, so one alley garage often serves more than one household. When it fails, several people lose their cars, not one.
The Villa is a designated Chicago landmark district. Exterior work there can need historic review before a permit clears, so check with the city early rather than after a door is on the truck. Panel style, colour and window inserts are all flexible once you know what is allowed.
The Kennedy cuts through on a diagonal, and the blocks it clips have short alleys and angled lots. There is no room to stage a full door section behind some of them, so we plan the approach before we arrive.
What Salt and a Settled Slab Do to a Door
Alley garages take the worst of a Chicago winter. Plows push salted slush to the back of the lot, where it sits against the bottom of the door and freezes overnight. By March the bottom section, the seal and the brackets have been in brine for months.
Then there is the slab. Most of these floors were poured decades ago and have heaved or settled since, so the door no longer meets a level surface. The seal touches on one side and gaps on the other, and the safety reverse trips on the high corner.

Before We Get to the Alley
Two things make an alley call go faster. Move the car out before your window opens — a stuck door traps it. And tell us if the alley is blocked — a dumpster or a rebuild next door can close it off, and we will walk the parts down from the street.

My garage is old and the opening is not a standard size. Can you still fit a door?
Usually. A lot of Irving Park garages were cut for an overhead door long after they were built, so the openings are odd widths and rarely square. The door was fine in November and now it will not budge. Is the opener dead?
Often not. In an unheated alley garage the usual causes are the bottom seal frozen to the slab, grease that has stiffened in the rollers and hinges, or a spring that let go in the cold. Do not keep running the opener — forcing a frozen door is how you strip a gear or bend a section. We find out which it is before replacing anything.
