Nearly every job here is an alley job. The garage sits at the back of a narrow lot, detached from the house, with no door into the kitchen and often a deck built on the roof. That changes what fails, what it takes to fix, and how we get to it.
Alley Garages With a Deck on Top
The standard Lakeview lot is about twenty-five feet wide, so the garage on the back of it is a single or a tight two-car with one door facing the alley. There is no interior access. When the door quits, the car is shut in and the only way to the space is the service door off the alley, assuming that one still opens.
The roof deck is the other Lakeview constant. Once there is deck framing and a stair overhead, the clear space above the opening gets tight and standard torsion track stops fitting. Low-headroom track solves most of those. A wall-mount opener beside the torsion shaft solves the rest and removes the ceiling rail entirely, which also means far less noise carrying up to whoever is sitting on the deck.
Older garages back here still run one-piece tilt-up doors. In a sixteen-foot alley, a door that swings out into traffic is a problem by itself, and those are usually first in line for a sectional replacement.
One Garage, Several Households
Lakeview is full of two-flats, three-flats and converted greystones where the units share one garage off the alley. A broken spring there is not one household's problem. It is several cars behind one door, and the repair has to be authorized by whoever actually owns the common element.

What the Alley and the Lake Do to a Door
Doors here corrode from the bottom up. Alleys drain badly, so the bottom section spends winter standing in salt slush, and air off the lake keeps everything damp longer than it would be a few miles inland. The rust shows first on the parts carrying the load.

- Bottom sections rusted out on steel doors, swollen and delaminating on wood
- Bottom seal torn or flattened, so the door never really meets the slab

- Torsion springs pitted where they were never lubricated, then breaking early
Most of that is repairable well before the whole door is finished, provided somebody actually looks at it.
Getting to You Through the Alley
Access is a scheduling question in Lakeview, not an afterthought. Alleys fill with carts on pickup day, rehab dumpsters sit for weeks, and the blocks around Wrigley Field slow to nothing on a game day. Our condo building shares one garage. Who needs to be there for the repair?
One person with access. We do not need the whole association present. The technician diagnoses the door on site, puts the work and the price in writing, and that can go to your board or property manager for approval before anything is done. If the door is unsafe or stuck in the meantime, we can secure it.
There is a deck on top of our garage. Does that limit the door or opener we can use?
It limits headroom more than anything. With deck framing overhead there is often not enough clear space above the opening for standard torsion track. Low-headroom track handles most of those, and a wall-mount opener that sits beside the torsion shaft removes the ceiling rail altogether and runs much quieter, which is worth having when the deck gets used.
Can you still come out on a Cubs game day?
Usually, though the streets and alleys near the ballpark get slow and we may put you earlier or later in the day to work around it. Mention it when you book if you are within a few blocks of Wrigley and we will plan the arrival window accordingly.
The bottom of my door is rusted through. Does the whole door have to go?
Not always. On a sectional door the bottom section can often be replaced on its own along with the bottom brackets and the seal, as long as the remaining panels, hinges and track are sound. When the corrosion has worked into the section joints and hardware, replacement is the honest answer and we will say so rather than sell you a patch.
