The other thing about a garage here is that somebody spent money on it. Between the lakefront park and the river, block after block has been gut rehabbed, and the door that came out of that work is rarely a plain steel pan. Full-view glass, flush architectural panels, insulated sections in a bay that is finished and sometimes heated. All repairable. Just not out of whatever is on the truck.

A full-view door is an aluminum stile-and-rail frame with glazing dropped into it. Everything that moves it is ordinary hardware — springs, cables, drums, rollers, hinges, the opener — serviced as on any door. The door itself is not ordinary. Glass and anodized rails come from the maker in the finish originally specified, which means a lead time.
So a glass door gets two answers. The mechanical fault is fixed on the visit and the door goes back into service. A cracked lite or a bent rail is measured, ordered, and fitted when it lands.
Aluminum frames also move. They are less rigid than a steel section, so a frame dragging on a bent track will rack — a section no longer parallel to the one below it. Caught early that is a track and roller job. Left alone, the glazing works loose in its stops.
Finished Bays and Heated Bays
Plenty of garages back here are drywalled, insulated, and a fair number are heated. Perimeter stop, a bottom seal that meets the slab across its whole width, and an insulated section are what make a garage behave like a room instead of a shed. Miss one and you are heating the alley.
A finished ceiling changes the opener too. Drywall hides the framing, so nothing gets lagged up on a hope. We find the structure first, and where a ceiling has been furred down the mounting gets planned, not improvised.
The Alley Behind You Is a Building Site
Lincoln Park rebuilds constantly, and the work happens off the alley. Dumpsters sit for months, scaffolding goes up against garage walls, and a trade truck is parked where ours needs to be.
The part nobody expects is dust. Masonry cutting and demolition put fine grit in the air for weeks, and it settles where a door cannot tolerate it: nylon roller bearings, the end bearings on the torsion shaft, the track itself. A door that turned loud since the neighbours started work is telling you why.
When you book, give us cross streets and say which side of the alley you are on. A detached garage carries no house number, and on a half-rebuilt block the doors look alike from behind.
The Alley Is a Public Right of Way
An alley is public ground. Your garage door is what stands between it and everything parked inside, and nobody in the house hears a detached door move. Worth having:
- The emergency release shielded and its cord shortened, so it works from inside but cannot be hooked through the top gap
- Rolling-code remotes and keypads in place of fixed-code units left over from the nineties
- A manual slide lock on the track for a garage that sits empty for stretches
- Battery backup, so a power cut does not strand the car behind a dead door
- The service door checked too, since it is the softer target

My garage door is glass and aluminum. Is that repairable, or is it a full replacement?
Repairable in most cases. Springs, cables, drums, rollers, hinges and the opener on a full-view door are standard hardware and we work on them at the visit. What no truck carries is the door itself — a cracked lite or a damaged rail gets measured and ordered in the original finish, and that has a lead time. You will be told which half of that you are dealing with before committing to anything.
There is a teardown two doors down and my garage door has got loud. Are those connected?
Very likely. Construction dust is abrasive and it works into roller bearings, the end bearings on the torsion shaft and the track itself, and that grinds. The fix is normally cleaning the track, new rollers, and new end bearings if they feel dry or notchy. Do not spray a heavy wet lubricant into a dusty roller, because it holds the grit against the bearing and speeds the wear up.
Our garage is heated and cold pours in around the edges of the door. Can that be sorted without replacing it?
Usually yes. Most of it is the perimeter weatherstrip, the bottom astragal and its retainer, and whether the door is actually closing square on the slab. All of that is replaceable on the door you have. The one thing sealing cannot fix is a single-skin section — if there is no insulation in the door, that is a door question, not a seal question, and we will say so plainly.
Could someone reach my emergency release from the alley?
On some setups, yes, if the cord hangs low and there is a gap at the top of the door. We do not remove the release, because it is a safety device and it has to work from inside. We shield it and shorten the cord so it is still reachable standing in the garage but cannot be fished from outside, and we check the remotes and keypad while we are there.
