The Garage at the Back of the Lot
Most lots here are narrow and deep, and the garage sits on the alley line at the far end. Brick, unheated, usually a single-width door or a tight two-car. That door is the only real entrance the building has. When it will not lift the car is trapped, and without a side service door there is no way in.
The alleys are tight, so drivers rarely approach square. That shows up as dents in the bottom section and a bowed lower track, and it is not cosmetic. A deformed bottom section pulls the rollers out of line, and the door starts binding a foot off the floor long before anyone connects the two.
Coach Houses, Roof Decks and Missing Headroom
Logan Square builds on top of its garages more than most of the city. Coach houses put an apartment over the door; roof decks put a deck over it. Both change what will fit underneath.

Shared doors also wear faster than their age suggests. Springs are rated in cycles, not years — one open and one close. A set rated around 10,000 cycles might give a single household seven to ten years and roughly half that when three share the door. Have the counterbalance checked before it fails rather than after.
Salt, Slush and the Bottom Two Feet
Alleys get salted hard and drain badly, so the bottom of a Logan Square door spends winter standing in brine. Steel bottom sections rust from the inside face out, older wood jambs go soft, and the bottom seal freezes to the slab overnight and tears when the opener pulls against it in the morning.

Usually, yes. If there is no side service door, the technician can release the opener trolley from outside and lift the door by hand to reach the hardware. Mention it when you book so he brings the right kit, and make sure the alley is clear enough to park a truck.
There is a deck over my garage. Does that limit which opener I can use?
It can. Deck framing and coach-house floors often take the ceiling space a standard rail-and-trolley opener needs. A wall-mount jackshaft opener mounts beside the torsion shaft and uses no ceiling at all, and it is quieter, which matters when someone lives above it. The door works but the bottom section is rusting out. Does the whole door go?
Not always. On a sectional door the bottom panel can often be replaced on its own if the rest are sound and the model is still available. If the rust has reached the bottom fixtures where the cables anchor, that hardware is replaced with it. The technician will tell you which case yours is before anything is ordered.
