South Chicago was built for the mills, and its garages show it. Most sit at the back of the lot facing the alley, most are single-width, and plenty still carry the door that was hung on them decades ago. Work here is less about swapping parts on newer equipment and more about telling a homeowner straight what is still worth saving.
Doors Older Than the Openers That Lift Them
A normal call in South Chicago is a door well past the point anyone expected it to still be working. Original wood sectionals. One-piece tilt-up doors on extension springs mounted down the side jambs. Thin early steel with the bottom rail gone soft. The opener bolted to the ceiling is often decades newer than the door it drags up.
That mismatch is what breaks things. An opener will keep pulling on a door that has lost its balance until a cable jumps the drum or a hinge tears out of a soft panel. Where the door itself is still sound, we rebalance it and renew the hardware — springs, cables, rollers, hinges, seal. Where the sections are failing, we say so rather than hang a new set of springs on a door that cannot hold them.
Water Sits in These Alleys
Alley drainage on this side of the city is uneven, and a door that closes into a low spot spends every winter standing in salt slush. The damage starts in the same places every time.

None of it means the whole door is finished. It does mean the bottom of one should not be ignored.
When the Garage Moved, Not the Door
A good share of complaints here turn out to be the building rather than the door. Garages on old fill settle, floors and aprons heave, and the opening slowly goes out of square. The symptom is a door that seals tight on one side and shows daylight at the opposite corner, or one that catches at the same height on every cycle.
Adjusting the door will not fix a floor that has moved. What works is shimming the track back to plumb, resetting the stop moulding to the opening as it stands now, and fitting a bottom seal deep enough to take up the gap. Worth sorting out before anyone spends on a new door that would sit in the same crooked opening.
Getting Down the Alley
The shop is on the northwest side, but South Chicago runs on a regular southeast route with South Shore, Calumet Heights and the East Side, so same-day windows are usually available. You get a call before the technician heads over and a free estimate at the door before any work starts.
These garages have no interior access, so the alley is the only way in. If the door is stuck shut, we need room to work — carts pulled back, and in winter a path cleared. If the door is stuck open and your car or house is sitting exposed, say so when you book and it moves up the list.

My garage door is original to the house. Is it even worth repairing?
Often yes. Older doors were built heavier than a lot of what gets sold now, and a sound door with tired hardware takes springs, cables, rollers and a new bottom seal well. The honest cut-off is the sections themselves: once panels are rusted through or split, or the hinge screws have nothing left to bite into, repairs stop holding. The technician will show you which one you have.
There is a gap under my door at one corner. Did the door bend?
Usually not. On alley garages that gap is normally a heaved or settled floor, or an opening that has gone out of square as the garage moved. We check the door for plumb and level first, then correct it with track shims, the stop moulding and the right depth of bottom seal. A new door on its own would leave the same gap.
My springs run along the sides of the door instead of above it. Is that a problem?
Those are extension springs, common on older Chicago garages. They are safe when a containment cable runs through the middle of each one, so a snapped spring stays put instead of flying across the garage. Plenty of the old ones out here never had them. We can fit safety cables, or convert the door to a torsion setup above the opening if the headroom allows.
There is no outlet in my garage. Can you still put in an opener?
We can hang and set up the opener, but it needs a proper grounded outlet to plug into. An extension cord run from the house is not a safe long-term answer. If the garage has no circuit at all, that part is an electrician's job, and we will tell you that up front rather than leave it hanging.
