Dock Doors, Rolling Steel and Downtime in Joliet
A single building in Joliet's distribution corridor rarely has one kind of door. There is a run of insulated sectionals along the dock wall, a rolling steel service door on the side for forklifts, possibly a fire-rated curtain on an interior opening, and a sectional at the shop end that somebody's truck has already caught.

Each of those fails differently and takes different parts. BH Garage Door services commercial doors across Joliet, in the industrial parks out by the interstate as well as the smaller shops, repair bays and municipal buildings closer to downtown.
Cycle Counts Change Everything
Cycle counts on a working building are not in the same league as a driveway. A busy dock opening can run more times before lunch than a house door manages in a month, and every component is specified to suit: springs rated in tens of thousands of cycles, heavy-duty hinges and rollers, and an operator built for duty rather than for a two-car garage. Fit residential parts to that opening and you will be back inside a year.
That is why commercial work is planned wherever it can be. Knowing roughly what each opening cycles tells you which door is due, and changing a spring on a quiet Tuesday morning costs a fraction of losing a bay in the middle of a shift.
Rolling Steel and Fire Doors Are Not Sectionals
A rolling steel door coils a slat curtain into a barrel above the opening, with its counterbalance spring inside that barrel. The faults look nothing like a sectional door's: slats bowed after an impact, the curtain walking to one side in the guides, a bottom bar out of level, tension lost inside the barrel. None of it is put right with sectional parts.
Fire-rated doors carry an extra obligation. They are held open by a release that has to let the curtain down when the fusible link goes or the alarm system calls for it, and that release needs dropping, resetting and recording on a schedule. Where an opening in your building carries a fire rating, it is worth knowing which one it is and when anybody last dropped it.
Impact Damage, Guarding and the Actual Cause
The most common commercial call in a busy building is a door that got hit. Forklifts, box trucks reversing onto a tight apron, pallets stacked against a guide. We straighten or replace what took the damage, but the useful part of the visit is working out what let it happen: worn photo-eyes, an operator with no reversing edge on the bottom bar, missing bollards, or a door so slow that people drive at it before it is clear.
Emergency attendance is available where an opening leaves a building unsecured or a bay out of use. If a part is not on the truck, the aim is to get the opening safe and closable on that visit and finish it on the return.

Questions
Joliet questions about this job
Can you work around our shifts so we do not lose production?
Scheduling around the operation is normal on commercial work, including early starts and weekend visits. Tell the office how the building runs and the visit gets planned into the quiet window rather than dropped into the middle of your day.
One dock door is much slower than the rest. Is that the motor?
Usually not. Slow travel on one opening is more often a spring that has lost tension, drag in the tracks, or a door binding in its guides. The operator strains because of it, and that is how a spring problem eventually becomes a motor problem if it is left long enough.
Do you handle a small shop or a municipal bay, or only warehouses?
Both. Auto shops, public works and fire bays, restaurants with a rear service door and retail loading openings all run commercial-grade hardware and get the same treatment. The difference is the size of the door, not the standard of the work.
