Rolling Steel and Sectional Are Different Machines
A rolling steel door is a curtain of interlocking slats that coils onto a barrel above the opening, with the counterbalance spring inside that barrel and the curtain running in guides at each side. A sectional commercial door is closer to a residential one scaled up: heavier gauge sections, two-inch track, struts across the back and torsion springs on a shaft above the opening.
They fail in completely different places. Coiling doors go at the guides and the bottom bar, usually after a forklift or a delivery truck has caught them, and a curtain that has jumped its guide has to be brought back in before anything else is judged. Sectional doors go at the springs, struts and hinges. Which one you have changes what the technician arrives carrying.
Cycle Ratings Are the Whole Conversation
This is the single most useful thing to understand about a commercial door. Springs are rated in cycles, and a spring built for a house is built for around ten thousand of them. Put that spring on a bay that opens forty times a day and the arithmetic gives you well under a year.
Commercial springs come in far higher ratings, stepping up through twenty-five, fifty and a hundred thousand cycles, using heavier wire on a larger coil. If your door keeps breaking springs, the door is not defective and the technician was not careless. It is almost always underspecified for the traffic it sees. We count your actual daily cycles and spec against that number instead of against the door's size.
Labelled Fire Doors and Drop Testing
A rolling fire door is a life-safety device that spends its whole service life in the open position doing nothing. It is designed to release and close under its own weight when heat or an alarm signal triggers it, at a controlled speed set by a governor.
That mechanism is proven by actually dropping the door, typically on an annual schedule, then resetting it and documenting the result. It is not a visual check, and not something to skip because the door looks fine, since the failure mode is a door that never moves when it is finally asked to. If your building has labelled fire doors, we carry out the drop test and reset and flag whatever it shows up.

Can you keep the opening usable while you work on it?
Often, depending on the failure. A door that can be safely secured in the open position lets the bay keep operating while parts are sourced, and a coiling door with guide damage can sometimes be chained open temporarily. Where the door cannot be left safely open we will say so rather than leave a hazard in a working doorway.
Our bay opens constantly and we keep breaking springs. Is something wrong with the door?
Usually not. It is the springs being rated for less traffic than the door actually gets. The fix is a higher cycle rating specified against your real daily count, which needs the right shaft space and sometimes a second spring, and both get checked on site.
Do you work on rolling steel doors as well as sectional ones?
Yes, both, along with dock equipment and the gates and coiling doors used in parking structures. They are genuinely different systems, so it helps if you can tell us which you have when you call, or send a photo of the door from inside.
