What a Safety Inspection Finds on a Chicago Garage Door
Very little of what makes a garage door dangerous can be seen from the driveway. A lift cable that has lost half its strands still looks like a cable. A spring at the end of its cycle life is indistinguishable from a new one. An opener whose down force has been turned up to push through a binding door still opens and closes on command. It has simply stopped being able to tell the floor from a person.

That gap between working and safe is the whole subject of an inspection. It matters most on a door several people use without any of them being responsible for it, which describes a lot of Chicago: two-flats and three-flats sharing one garage, coach houses behind the main building, bays rented out to whoever answered the ad.
The Tests, and What Each One Is Checking
Reversal on contact is the important one. A flat length of timber laid on the floor under the door, then the door closed onto it: it must reverse on contact rather than push through. Failing that test means the down force is set high enough that the door would not recognise a person either.
The photo eyes get tested separately, by breaking the beam while the door travels down. That is a different system with a different failure, and a door can pass one test and fail the other. Then a balance check by hand with the opener disconnected, and a look along both lift cables at the drum and the bottom bracket, where they fail first.
Openers That Predate the Sensors
Photo eyes have been required on residential openers manufactured since 1993. Original openers on older Chicago garages sometimes predate that, relying entirely on force sensing to reverse, and force sensing on a thirty-year-old board is not something to trust with a door that weighs what this one does. An opener without photo eyes is not a repair, it is a replacement.
The emergency release deserves its own look on a detached garage, for a reason people rarely think about until it applies to them. There is no interior door from the house. If the opener dies and the release cord is seized, painted over or has had its handle removed, the way into your own garage is gone. We pull it, confirm it disengages cleanly, and reconnect it before leaving.
Written Down, and Split Into Urgent and Not
An inspection is worth nothing if it ends in a verbal list nobody remembers. You get the findings written, sorted into what needs doing now and what is worth watching, with the reasoning attached so it is a judgement you can check rather than one you have to take on faith.
Cables, springs at the end of their life and a failed reversal test sit in the urgent column, because their failure modes are sudden. A cracked hinge, a worn roller or a lifting weatherseal go in the second column with a rough horizon. On a shared garage that record is the practical part, since it gives whoever chases the other units something to hand over.

How do I test the auto-reverse myself between visits?
Lay a flat piece of timber on the floor across the door's path and close the door with the remote. It should touch, stop and go back up. If it pushes down on the timber or hesitates and keeps going, stop using the opener and get the force settings looked at.
My photo eyes are mounted high up on the wall. Is that a problem?
Yes. They are meant to sit no more than six inches above the floor, which is the height at which they will detect a child or a pet lying in the doorway. Mounted high, they protect the top of the opening and nothing that matters. Moving them down is a small job.
Several units share our garage. Who needs to be there?
Anyone can let the technician in, but it helps if whoever will act on the findings sees them, or receives the written report afterwards. Shared doors tend to fail from nobody owning the problem rather than from anything unusual going wrong with them.
