Two Tests You Can Stand There and Watch
The reversal test is the one every homeowner should see run. We lay a solid object flat on the floor in the door's path, and a length of two-by-four is the usual choice, then close the door. When the bottom of the door meets it, the door has to reverse and travel back up. A door that keeps pushing, or that stops and sits on it, has a force setting that is wrong or a mechanism that is failing.
The photo-eye test is simpler still. With the door closing, break the beam. It should reverse immediately and completely. Misaligned eyes are the most common finding, usually because something stored in the garage nudged a bracket. A garage where the eyes sit blinking is one where somebody eventually tapes or bypasses them.
What Gets Looked At Beyond the Opener
The opener is one part of a system that is mostly under tension. We look at the cables where they wrap the drums and where they anchor at the bottom brackets, because that is where fraying starts and where a failure drops the door. We check spring condition and door balance, since an unbalanced door defeats the force settings everything else depends on.
Then the mounting. The lag bolts holding the track brackets and the operator hangers, and the condition of the header the entire system hangs from. On older detached garages here that header is wood that has been through decades of freeze and thaw, and it earns a proper look.
The manual release gets checked too. It is what you need in a power outage, and on doors that have never used it the cord is often missing, tied out of reach, or seized.
Doors Being Sold, Rented or Inherited

My opener has photo eyes, so it is compliant. Right?
Presence is not compliance. Photo eyes only do their job when they sit no more than six inches off the floor, aim at each other, and are wired to an opener that genuinely reverses when the beam breaks. We regularly find eyes raised up out of the way of clutter, aimed past each other, or bypassed at the terminal block. We test the function rather than count the sensors.
What happens if you find something wrong?
You are told what it is, whether it is urgent or preventive, and the price before anything gets done. There is no obligation to have us do the work. The one thing we will not do is leave without telling you if a door is genuinely unsafe to keep using, because a door in that condition should not be running until it is fixed.
Should I be there while you do it?
It helps, though it is not required. Plan on the better part of an hour for a residential door, and older doors run a little longer because there is more to look at and more to explain along the way. Most of the value is in watching the reversal tests yourself and knowing which parts of your own door to keep an eye on afterwards.
