Many are single-car, some are detached and reached from the alley, and the openings are narrower than what gets sold as a standard size now. We measure the rough opening rather than the old door, because a door that has been up for forty years has usually been trimmed, shimmed or packed out at some point in its life.

The subdivisions toward Lake Arlington bring the opposite job: wide two-car openings, sometimes a double alongside a single, and doors heavy enough that the track gauge and the spring sizing matter as much as the panel you choose. Get those wrong on a wide door and the new one will feel worse to use than the one it replaced.

Insulation Is Not a Line Item on an Attached Garage

What Fitting Day Looks Like

Most single and double door installations are finished within the day. The old door and hardware come out and leave with us. New track goes onto the jambs, the springs are wound to the weight of the door that is actually going up, and the opener is either re-hung and reset or replaced if it is at the end of its life.

Before we go, the door is balanced by hand, the auto-reverse is tested against a solid obstruction, the photo eyes are checked and the bottom seal is set to the slab. Older slabs around here are rarely flat, so that last step usually needs adjusting rather than simply fitting. You also get a walkthrough of the release, the lock and the maintenance the door genuinely needs.

How long before the door actually arrives?

Do you take the old door away?

Yes. Removal and disposal of the old door, track and hardware is part of the job, and we sweep the garage before we leave.

Can I keep my existing opener with a new door?

Often, yes, provided it is in good condition and rated for the weight of the new door. An insulated door is heavier than a single-skin one, so we check the opener rating and the spring sizing rather than assuming. If it will not cope, you hear that before the door is ordered.

My garage opening is not a standard size. Is that a problem?
