Old garages settle. Timber jambs rot at the base, brick openings drift out of square, and slabs tilt towards the drive. Insulated steel is the sensible default on an attached garage, and more so where a bedroom or a finished room shares a wall or a floor with it. A double-skin insulated section is stiffer, quieter on the rail and far better at holding heat than a single-skin panel.

For garages that have taken water before, a composite or reinforced bottom section is worth specifying instead of plain steel or timber. Carriage-style stamped steel gives the look of a timber door without the swelling, which suits the older houses near the river without recreating the problem that took the last door out.
