Measuring a Garage Built in 1927

Old garages move. A frame that started square in the twenties is usually out by a fraction now, and the slab under it has generally settled toward the alley. None of that stops a new door going in, but it changes what goes in. Jambs may need packing, the bottom seal may need a taller profile to bridge an uneven floor, and the track has to be set to the opening as it stands today.

Headroom is the other thing to settle early. Plenty of city garages have very little space between the top of the opening and the roof framing. Standard track needs a certain amount of it. Where that is not there, low-headroom track or a jackshaft opener mounted beside the door solves the problem. That gets worked out at the measure, not on install day.

Insulation on an Unheated Garage: the Honest Version

Insulated doors get sold hard, so here is where they earn their keep. If the garage is heated, if you work out there, or if it is attached with a room above it, insulation is worth every bit of it. If it is a detached, unheated brick box you park in, the temperature difference is modest, because the walls and roof will give it back anyway.

What an insulated door does give you either way is rigidity and quiet. A double-skin section holds its shape against wind funnelling down an open alley, dents far less when a bike goes over on it, and runs noticeably quieter than single-skin steel. On a wide two-car opening that stiffness matters more than the insulation value.

Delivery, the Old Door and Alley Access

A door arrives in sections and needs somewhere to be unloaded. In an alley that means clear access on the day, so bins and parked cars have to be moved. We say exactly what is needed when the install is booked. The old door and its hardware leave with us.

Most single installs are done in a day. Openings that need reframing, a rotted header replaced, or a conversion to low-headroom track take longer, and you hear that at the measure rather than halfway through. Before we leave, the door is balance-tested and the safety reversal is checked with the opener connected.

Can I keep my existing opener with a new door?

Often yes, if the unit is sound and the new door is not much heavier than the old one. Swapping single-skin steel for an insulated door means the springs have to be re-rated for the new weight, and a very old opener may not have the pull to be worth keeping.

Will a new door fit an opening that is not square?

Yes, and that is routine on older city garages. The door is set plumb to the track rather than to the frame, jambs are packed where needed, and the bottom seal is chosen to suit the floor. A frame that has genuinely rotted or shifted badly gets repaired first.

How long is the wait for the door itself?

Stock steel doors in common sizes move quickly. Custom widths, specific colours, glass sections and carriage-house styles are ordered in and take longer. You get the realistic timeline for the exact door you pick, at the measure.
