The Opener Is the Lock
Modern openers use a rolling code: the remote and the motor agree on a new code every press, so a captured signal is worthless the second time. Openers old enough to use a fixed code, set with dip switches inside the case, do not have that protection, and any opener that old is due regardless of whether you want it to be smart.
What the connected side adds is control over access, not just convenience. Notifications when the door moves, genuinely useful when the garage sits at the back of the lot and cannot be seen from any window in the house. A close-on-a-timer rule so the door is never left up for the alley to look at. Keypad codes you can issue and then revoke, instead of a remote you never get back.
Retrofit Controller or a New Unit
Plenty of openers do not need replacing to gain all of this. A retrofit controller wires into the existing wall button terminals and adds its own tilt sensor on the door, giving you app control, alerts and scheduled closing from an opener you already own. It is the cheaper route and often the right one.
It only works on an opener that is sound to begin with. If the unit predates photo-eye sensors, if the logic board is intermittent, or if the gear and sprocket are worn to the point the motor slips, adding a controller to it is putting a new interface on a failing machine. We test the opener before recommending either path and say which one your unit justifies.
Getting a Connection to the Back of the Lot
A smart opener is only as good as its link to the house network, and on a Chicago lot that link crosses a yard and at least one masonry wall. We check what signal actually reaches the ceiling of the garage before committing to a unit, using the mounting position rather than standing in the doorway with a phone, because those two readings are rarely the same.
Where the signal is weak the fix is on the network side, not the opener side. A mesh node in a rear-facing window, an access point on the back of the house, or a wired run where conduit already exists will all hold a connection a marginal signal will not. Better to solve that first than hand over an opener that drops offline every second week.

Can I give a delivery driver or a contractor one-time access to the back gate?
With a keypad or an app-issued code, yes. Codes can be created for a person and removed afterwards, which is the practical advantage over a spare remote. The exact options depend on the opener brand, and the technician will show you how yours is set up before leaving.
Is a Wi-Fi opener less secure than a plain remote?
Not in practice. The door itself is still opened by a rolling code, and the app side runs through the manufacturer's account with its own login. The bigger security gain is knowing when the door moves at all, which a plain remote cannot tell you when the garage is out of sight.
What happens if the power goes out or the internet drops?
Without internet the opener still works normally from the remote, the wall button and the keypad, it just loses the app. Without power nothing electric works, which is what the emergency release cord is for, and models with a battery backup will still cycle the door a limited number of times.
