New Opener, or a Controller on the One You Have
If the existing opener is mechanically sound and has working photo-eye sensors, a retrofit controller wired across the wall-button terminals will often do the job. It reports door position with its own sensor and triggers the opener the same way the wall button does. That is the cheaper route and it is the right one more often than people expect.
It stops being the right route in two situations. If the opener is old enough to predate the safety sensor requirement, no controller should be bolted onto it, because you would be able to close a door remotely that cannot detect anything underneath it. And if the motor is already noisy, slow or slipping, spending on a controller postpones a replacement rather than avoiding it.
What a Smart Opener Will Not Do For You
It will not lift a heavy door. The motor is a positioner, and a smart one is still a positioner. If the springs are tired, the app will simply give you a better view of a door that is struggling.
Two settings are worth insisting on at install. Battery backup, so an outage does not leave you dragging the door up by hand in the cold, and a scheduled close that only runs with functioning photo-eyes and an audible warning. A door that can be closed by a timer or by someone in another state has to have its safety system beyond question.
