Smart Openers for Garages at the Back of the Lot
The feature list on a smart opener assumes something Evanston often cannot supply: a reliable signal at the door. The router is in the house. So the signal gets sorted before anyone is sold an opener. That is the step most installations skip, and it is the step that decides whether the thing is still useful a year later.
Getting a Signal Down to the Alley
Three approaches work, in rough order of reliability. A run of Ethernet to the garage with a small access point at the far end is the strongest and the most disruptive to install. A pair of outdoor mesh nodes, one on the rear of the house with line of sight and one inside the garage, handles most Evanston lots. A plug-in extender inside the garage only helps if there is already a usable signal there to extend, which on a brick garage sixty feet back there generally is not.
We measure the actual signal at the ceiling where the opener head will sit, not at the side door. Those two readings can differ by enough to change the answer entirely.
Shared Garages and Tenants Who Change
Two-flats, coach houses and small apartment buildings are ordinary here, and so is a garage used by people who are not related to one another. That is a different access problem from a single-family house. What you want is individual credentials rather than one shared remote: app access per person, guest access that expires on its own, and a record of what opened when.
It also makes turnover painless. When somebody moves out you revoke one account instead of hoping the remote came back with the keys. If there is a keypad on the outside, each user can carry a separate code and one can be retired without resetting everybody else.
Retrofit or Replace
A new opener is not always necessary. If the existing unit has working safety sensors and a modern learn button, a retrofit controller wires across the wall-button terminals and adds a door position sensor, giving you app control and open or closed status on hardware you already own.
Replacing makes more sense when the opener predates photo eyes, when the drive is loud enough to bother anyone living above it, or when a wall-mount unit would free up the ceiling in a low garage. We will tell you which side of that line yours falls on, and why.

Will an app opener work if the internet goes down?
The remote and the wall button keep working, since those are radio and hardwired. The app will not, and neither will voice control, because both route out through the internet and back. Keep a physical remote in the car regardless.
Can I see whether the door is open without fitting a camera?
Yes. A tilt or contact sensor on the top section reports position on its own. A camera is a separate decision, and in a detached garage it needs its own power and its own signal, which is worth planning at the same time as the opener.
Is battery backup worth having in a detached garage?
More so than in an attached one. An alley garage often runs off a single circuit shared with the lights, and when that circuit trips or the block loses power the manual release is the only way in from outside. Backup keeps the door working through it.
