Openings that were built, not bought
A garage put up in the 1920s often has an opening framed to whatever suited the lot and the car of the day. Widths a few inches shy of eight feet, heights a little short of seven, and jambs that are not parallel from top to bottom are all normal around here.
Doors are made to width, and a slightly out-of-square opening can be shimmed and trimmed so the door still seals along the floor. What we will not do is force a stock door into an opening that does not suit it and leave you looking at daylight down one side. If the frame needs rebuilding first, that comes up before you commit to anything.
Headroom, side room and what genuinely fits
Standard track wants roughly a foot of clear space above the opening. A great many Evanston garages have four or five inches, because the header sits tight under the roof structure. Low-headroom track, double-track conversions and wall-mounted operators exist for exactly this situation, and we measure for them rather than discovering the problem on fitting day.
Side room counts as well. Vertical track needs a few inches of clear wall each side of the opening, and in a narrow single-car garage that space has often been claimed by a bench, a light switch or the old extension spring hardware. All of it gets noted at the measure.
Choosing a door that suits the building
Parts of the city sit within historic districts where exterior appearance is subject to review, and plenty of owners outside those districts simply want the garage to keep reading as part of the property. Carriage-house panels, recessed long panels and painted finishes all achieve that without imitating something the building is not.
Insulation deserves a thought on a detached garage. A single-skin steel door in an unheated brick building will be cold, loud and prone to condensation. A layered door with a decent bottom seal makes the space more usable and takes the clatter out of an early morning opening on a quiet alley.

Not usually. Sizes in this part of the city are frequently non-standard, so the door is ordered once the opening has been measured and fitted on a return visit. Where the opening happens to be a stock size in a common style, the wait is short.
The garage is off the alley. What happens to the old door?
It leaves with us. The technician works from the alley, strips out the old door, track and hardware, fits the new one, and takes the old material away the same day. Keeping the alley clear behind the garage on the day makes it go faster.
