That changes when a tune-up is worth booking and what it should cover. The useful window here is autumn, after the humidity has dropped and before the first hard freeze. A door serviced in October behaves itself in January. A door serviced in April has already been through the part of the year that does the damage.
What Actually Gets Done
A tune-up is a list, not a spray can. Every hinge, bracket, end bearing plate and track bolt is checked and brought back to torque. Not overtightened, which strips the thin steel on older hinges, but brought back to where it belongs. Lift cables are inspected end to end, with particular attention at the bottom bracket where corrosion starts. Rollers are checked for play in the bearing and flat spots on the wheel.
Then the balance test. The door comes off the opener and is stopped at knee height, waist height and shoulder height. It should stay put at each. A door that runs down or climbs is telling you spring tension is out, and no amount of adjusting the opener fixes that. It only hides it until something breaks.
The Freeze Problems Worth Getting Ahead Of
Three things go wrong in an unheated garage once it turns cold. The bottom seal freezes to the slab, so the opener strains on the first lift of the morning and the auto-reverse fires on the way back down. Grease that was fine in September stiffens, the door slows, and the opener's force setting no longer suits it. And condensation on cold steel finds every bare spot on hinges, spring coils and roller stems.
Each has a straightforward answer if it is done in advance: check the seal and look for a low spot at the slab edge holding water, use a lubricant rated for cold rather than whatever was on the shelf, and get a protective film onto bare metal before the damp starts working on it.
How Often, and Who Needs It More Often
Once a year covers a normal single household with an alley garage that sees the car in and out most days. Twice makes sense where the garage serves more than one household, where the door is the main way into the property, or where the building is old enough that things loosen faster than they wear.
If you have taken on an older Evanston property and do not know the door's history, the first visit is better booked as a full inspection than as a tune-up. There is no point setting tension on a system with a frayed cable already in it.

What can I do myself between visits?
Release the opener, run the door by hand and listen. Look at the cables at both bottom brackets for rust or broken strands. Wipe the photo eye lenses and check the bottom seal is not torn. Leave springs, cables and bottom brackets to a technician, since those are the parts under load.
Is autumn really better than spring for this?
For a detached garage here, yes. The damage happens between December and March, so the service that prevents it has to be in place beforehand. Spring is the right time to deal with damage that already happened.
The door works fine. Is a tune-up actually worth booking?
The point of it is the things you cannot see: a cable starting to fray, a hinge hole gone oval, spring tension drifting, a force setting somebody turned up two winters ago. Those all announce themselves at the worst possible moment if nobody looks first.
