What a Maintenance Visit Actually Changes
Maintenance is not tidying. The purpose of the visit is to move load off the parts that are expensive to replace and back onto the parts that are cheap. A balanced door is carried by its springs. An unbalanced one is carried by the opener's gear set, and the gear set is the part with a real price on it.

The Balance Test, and What It Tells You
This is the single most informative thing done during the visit. The opener is disconnected at the release, and the door is lifted by hand and stopped at about waist height, then again at shoulder height. A correctly sprung door stays roughly where it is put at both.
If it sinks toward the floor, the springs are no longer producing the lift the door needs, and the opener has been quietly making up the difference. If it climbs, the door is over-sprung and it is slamming into the top of its travel every time it opens. Only once the balance is right do the opener's force settings mean anything, which is why they are checked afterwards rather than before.
The Fasteners That Actually Work Loose
A door is a vibrating assembly and it undoes itself in predictable places. Hinge screws in the section stiles. Track brackets at the jamb. The lag bolts running through the header into framing. The hanger straps holding the opener rail to the ceiling joists. The set screws on the cable drums, which are the ones that matter most and the ones most often missed.
They get taken up by hand, not with an impact driver. Over-driving a screw into a steel section stile strips the hole and leaves you worse off than the loose screw did. The one place nothing gets touched is the bottom bracket, which is under full cable tension until the springs are unwound.
Two Different Annual Lists in One Town
On an older detached garage the list runs to grit in the roller races, condensation on the inside face of an uninsulated steel door, a bottom seal that has hardened and freezes to the slab, rust starting at the cable terminations, and hinge holes that have opened up in soft section steel.
On a house that is only a few years old the list is completely different and it is mostly about the original install. Hinges have bedded in and need taking up, drum set screws are checked, and the spring turn count gets verified against the actual weight of what is often a heavy insulated door. Builder opener force settings are frequently still at their factory defaults, which is fine on the day and less fine after three winters.

How can I tell whether my door is balanced?
Pull the release cord with the door closed, lift the door halfway by hand, and let go. It should hold position. If it drops or rises on its own, the springs and the door no longer match and the opener is doing work it was not built for.
