Noisy and Grinding Rollers on Evanston Garages

Why Rollers Rust Out Faster Here
The original roller on an older door is steel, running on ten or eleven unsealed ball bearings. Unsealed is the problem. A detached garage off an alley is unheated, so warm air meets cold steel every time the weather turns and condensation forms on everything inside. Add the grit and road salt tracked in off the alley all winter and those open bearings hold a grinding paste.
Once the bearing seizes the roller stops rolling and starts sliding, dragging along the track. All of that drag goes back into the opener, the cables and the hinges, which is why a roller problem rarely stays a roller problem.
Nylon, Stem Length and Getting the Right Part
Sealed nylon rollers on steel bearings are the usual replacement. They run quieter, they are indifferent to damp, and they do not shed rust down the inside of the track. The stem has to match the door in both length and diameter, and old doors turn up sizes a general-purpose roller will not fit.
We carry the common sizes on the truck. The bottom rollers are the exception worth knowing about: they sit in the bottom brackets, which are under full lift-cable tension, and those brackets are not something to unbolt at home.
What Bad Rollers Take Down With Them
Rollers are small parts doing structural work, so they seldom fail alone. By the time one has seized we usually also find hinge holes worn oval where the stem has been levering against them, scoring on the inside face of the track, and an opener running at a higher force setting than it should because somebody turned it up when the door first started sticking.
Replacing rollers without turning that setting back down leaves the door with no safety margin. We reset the force, run the reversal test, and check the door still stops and returns on contact before leaving.

How many rollers does a door have?
Two per section on most residential doors, so a four-section single-car door has eight, plus the two sitting in the bottom brackets. They get replaced as a full set, because a mix of new and worn rollers pulls the door unevenly along the track.
My door is loud but only in winter. Is that the rollers?
Often it is. Cold thickens whatever grease is left in a steel bearing and tightens the clearances, so a roller that is merely worn in July starts binding in January. If the noise fades once the garage warms up, look at the bearings rather than the track.
Will new rollers stop the noise reaching the house?
In a detached garage there is nothing to carry into, so what changes is the noise you hear standing in the alley. Where a garage sits under living space, such as a coach house or a tuck-under, nylon rollers with new hinges and a correctly tensioned chain make a real difference to what comes through the floor.
