Lubrication and Tune-Up for Chicago Garage Doors
The most common thing we find on a noisy door is the wrong can. WD-40 is a solvent and a water displacer, not a lubricant. It thins and carries away whatever grease is already in a bearing, evaporates off, and leaves the part drier than before you sprayed it. Motor oil and household three-in-one are marginally better: they attract dust and go stiff in the cold.

That last point does real work in this city. A detached garage sits at whatever temperature the alley is, and a lubricant that thickens below freezing turns a door that ran fine in October into one that groans in January and pushes the opener into its force limit. Lithium and silicone-based garage door lubricants stay workable cold. Choosing the right one is most of the difference between a quiet winter door and a loud one.
Where It Goes
Hinges get lubricant at the barrel, where the pin actually turns, not sprayed across the plate. Roller stems get it where the stem passes through the hinge, and open bearing races get it in the race. Torsion springs take a light film along the coils, which quiets the coil-against-coil rub and, more usefully in an unheated building, slows the surface rust condensation brings on.
The end bearing plates and the centre bearing get a shot each, since a dragging bearing costs the springs cycles. The lock bar gets lubricant; the exterior key cylinder gets graphite instead, because oil in a cylinder gums up in the cold. On the opener, chain and screw drives want grease on the rail. Belt drives want nothing on the belt.
Where It Absolutely Does Not Go
The tracks. This is the commonest mistake and it makes things worse. Rollers roll along a track, they do not slide, so a track needs no lubricant to do its job. Grease it and it becomes flypaper for the fine grit that blows off the alley into every Chicago garage, and grit suspended in grease is a lapping compound that grinds the roller and the track together.
Tracks get wiped clean instead, with a rag and solvent if needed, and left dry. Also leave alone: the photo eye lenses, the nylon face of a roller wheel, and the painted face of the door, where overspray leaves a mark that will not come off.
The Tune-Up That Should Go With It
Lubrication alone takes about fifteen minutes and quiets a door with nothing else wrong. Most doors that have gone noisy do have something else wrong, which is why we treat it as one item on a tune-up rather than a visit in its own right.
The rest is mostly fasteners and settings. A season of vibration backs off hinge bolts, bracket lags and track fasteners, and every one gets checked and retorqued. Drum set screws get verified, tracks cleared of debris, the bottom seal checked where it meets the slab. Then the door is balance-tested by hand and the opener's travel and force reset if anything has moved. Lubricant over loose hardware only makes the rattle quieter.

Can I do this myself?
Most of it, yes. Hinges, upper roller stems, bearing plates and the opener rail are all straightforward with the right product and a ladder. Skip the bottom brackets, which are under cable tension, and skip the springs if reaching them means overreaching. Wipe the tracks rather than spraying them.
How often does it need doing in a Chicago garage?
Twice a year is a sensible rhythm, timed to the seasons rather than the calendar: once in autumn so the door goes into the cold with fresh product on it, and once in spring to clear out what the winter left behind. Doors cycled many times a day benefit from more.
My door is already quiet. Is there any point?
Noise is the symptom people notice, not the reason for doing it. In an unheated garage the more valuable job is keeping a film on bare steel that goes through condensation cycles all winter, because rust on springs and cables is what ends up costing real money.
