Lubricating a Garage Door Properly in Aurora

More garage doors are harmed by the wrong spray than by no spray at all. WD-40 is a water displacer and a solvent. On a garage door it strips out what little lubricant is left in a hinge and then evaporates, leaving the joint drier than it started. Household oil runs off and collects dust. Grease in the track turns into a grinding paste.

A tune-up puts the correct product on each part and cleans the wrong product off the parts that should never have had it. BH Garage Door does this work across Aurora. It is a short visit, and on a door that still has years left in it, a worthwhile one.

Which Product Goes Where

Hinges, roller bearings, the torsion shaft bearings and the opener's chain or screw drive take a lithium-based or purpose-made garage door lubricant, applied sparingly and worked in by cycling the door. Springs take a light coat along the coils to cut coil-on-coil friction and slow the surface rust that starts fatigue cracks.

Locks, cylinders and the exterior latch take a dry graphite or PTFE product, because oil inside a lock holds grit. The track takes nothing at all — it gets wiped clean. A roller is meant to roll along a dry rail, not slide through grease.

The Parts Everybody Misses

The end bearing plates at each side of the torsion shaft are the most-skipped item on the whole door and among the most important. So is the centre bearing on wider doors. A dry bearing makes the shaft hard to turn, and both the springs and the opener end up paying for it.

Sealed nylon rollers should never be oiled through the tyre, only at the stem where it sits in the hinge. Nylon opener rails are designed to run dry at the trolley and only take grease where the manufacturer specifies. Getting these right is most of the difference between a door that stays quiet and one that goes quiet for a fortnight.

Cold Garages Change the Product Choice

Aurora's detached garages are unheated, and that changes what works. A heavy grease that behaves perfectly well in a warm attached garage stiffens on a January morning, so the shaft drags and the opener strains from the first inch of travel. Thinner lithium products and silicone-based sprays stay workable through the cold.

Rubber gets its own treatment. The bottom seal and the perimeter weatherstrip harden and split in the cold, and a silicone spray keeps them flexible enough to stop the door freezing to the slab after a thaw and refreeze. That freeze is one of the more common ways a bottom section gets torn here.

Questions

Aurora questions about this job

How often should a door be lubricated?

Roughly twice a year for an average household, and more often where the garage is the main way into the house. The visit that matters most is the one before the cold sets in, because that is when dry bearings and stiff grease cause the trouble.

I sprayed everything and it is still noisy. What now?

Lubricant only silences friction. It will not quiet a worn roller, a loose hinge, a failed bearing, an unbalanced door or a loose opener bracket, and those cause most persistent noise. That needs the door looked at rather than sprayed again.

Is there anything I should keep the spray away from?

The track, the photo-eye lenses and the tyres of nylon rollers. Overspray on a photo eye is a genuinely common reason a door refuses to close, and a greased track chews through a new set of rollers faster than a dry one ever would.
