Lubrication and Tune-Up for Elgin Garage Doors

Rollers are meant to roll along the track, not slide. Grease in that channel does two harmful things at once: it lets the wheel skid instead of turn, and it captures the salt, sand and grit coming off a car through a Kane County winter. The result works like a lapping compound on the bearings.

The track wants a rag down the inside of the channel, a little solvent on stubborn deposits, and debris cleared from the bottom curve. On houses with driveways that climb away from the street, and Elgin has plenty either side of the Fox River, the brine collecting in that channel over one winter is considerable.

Hinge pivot points, at the knuckle where the halves turn. Roller stems, and on steel rollers the bearing at the base of the wheel, never the running face and nothing at all on a nylon wheel. Torsion coils get a light film wiped along their length, which quiets them and slows rust. End bearing plates and the center bearing take a little. Cable drums, very little.

Then the opener, which depends on the drive. A chain drive gets its chain lightly greased along the run. A belt drive gets nothing on the belt. A screw drive takes white lithium grease along the screw and only that. Handle and lock cylinder take dry graphite or silicone, never oil, which gums up in the cold.

Two visits a year suits most doors. One in autumn before the first hard freeze, one in spring once the salt season is over, when clearing the tracks does most good. If you only do one, do the autumn one.

Lubrication is the easy half. The tune-up around it is where the door gets tightened and checked: hinge bolts and track lags retorqued, balance tested off the opener, rollers assessed by hand, safety reversal and photo eyes reaimed. Grease on a loose door only makes it quieter while it wears.
