Extension Spring Work on Elgin Garages
Look up. If two long springs run horizontally along the ceiling of your garage, one above each side track, that is an extension system. It is the older of the two designs and still all over Elgin, on garages built before torsion became the default: mid-century ranches on the east side, narrow single-car garages behind houses near downtown, and plenty of the alley-fed detached ones.

There is nothing wrong with an extension setup that is complete and correctly rated. The trouble is how many of them are neither.
The cable that runs through the middle of the spring
An extension spring stores its energy along its length. When one lets go it does not simply relax, it whips, and it takes hardware with it. A safety containment cable is a plain steel cable threaded straight down the hollow center of the spring and anchored at both ends, so a broken spring stays tethered instead of crossing the garage.
On older Elgin garages they are frequently missing outright. Sometimes one side has one and the other does not. Sometimes a repair left the cable in place but never re-anchored it, which amounts to the same thing. We fit them on every extension job. It is the simplest safety item on the assembly and there is no sensible argument for leaving it off.
Rated by door weight, not by length
Extension springs are specified by the weight they are built to lift, not by how long they look. A pair rated for a light door working under a heavier one will take a permanent set, sag visibly when the door is up, and quietly hand the difference to the opener. On most brands a color mark on the spring end gives the rating, though on a garage that has been standing since the fifties the paint is long gone and the door has to be weighed instead.
Both springs go on together, and usually the pulleys with them, because those bearings run out on the same schedule and one seized sheave will shred a lift cable in weeks. With the tension off, the cables get inspected along their whole run. The attention goes to the bottom few inches near the bracket, where fraying starts, and where rust starts too on a garage with a damp slab.
Converting to torsion, and when the ceiling says no
People ask about converting, and the ceiling decides it. A standard torsion setup needs roughly twelve inches of clear headroom above the opening for the shaft, springs and brackets. A fair number of Elgin's older detached garages do not have it, whether from low rafters, a roof pitching down toward the front wall, or a door already fitted tight to the framing.
Where the headroom exists, torsion is the better system: it controls the door through the whole of its travel rather than at one point in it, and it stays balanced more consistently. Where it does not, a correctly rated and properly contained extension pair is not a fallback, it is the right system for that building. How can I tell whether my garage has containment cables?
Stand under the horizontal track and look at the spring end on. If a thin cable passes through the hollow middle of the spring and is bolted to the track hanger at the back and the frame at the front, you have them. If you can see straight through the spring, you do not, and that is worth fixing regardless of the spring's condition.
One extension spring broke. Can I run the door on the other one?
No. The remaining spring is now lifting one side of a door that was designed for two, which racks the door in its tracks and puts all of that load through a single cable. If the door is down, leave it down. If it is stuck part way up, prop it and stay out from under it.
Why do the springs in my detached garage rust before anything else does?
An unheated garage with a bare or cracked slab draws moisture up from below and holds it, and coiled steel carrying a thin film of oil is the first thing in the building to show it. Keeping the coils lightly lubricated helps, and so does anything that stops water standing on the floor.
