Torsion Spring Replacement for Chicago Garages

Stand under your door and look at the steel bar running across the wall above the opening. That is the torsion shaft. The spring gets the attention because it is the part that breaks, but it never works alone.

That matters when it comes time to replace one. A spring swap that ignores the rest of the assembly puts a brand-new spring to work against worn bearings and grooved drums, and the new spring wears out early paying for it. The Spring Is One Part of an Assembly

With the door down and the springs unwound, the rest of the assembly is accessible for the only time in its service life. We spin the end bearing plates and the center bearing by hand. A dry or rough bearing drags on every cycle, and the spring pays for that drag. We check the cable drums for grooving where the cable has cut the casting, and the set screws clamping each drum to the shaft, since a drum that has slipped is why one side of a door sits low.

We also check the shaft for a bend and the center bracket lags for bite. On older detached garages that bracket is often lagged into a header that has taken decades of moisture, and the fasteners no longer hold what they used to.

Cycle Rating Is a Choice You Only Get to Make Once

Springs are rated in cycles. One cycle is one full open and one full close. A standard residential spring is built to roughly ten thousand of them, and that number is not about time, it is about use. Two trips a day gets a decade out of it. Six trips a day does not.

The only practical moment to change that rating is the day the spring is being replaced anyway. Higher-cycle springs use thicker wire on a larger coil and take more room on the shaft, so they are specified against your door's weight and the headroom you have. Worth asking for if the garage is how your household comes and goes, rather than somewhere the car sleeps.

Two-Flats, Three-Flats and Shared Garages

A lot of Chicago's older blocks run one garage for a building with several units. Three households, three cars, and one door absorbing all of it. That door is doing three homes' worth of cycles on hardware sized for one, which is why shared garages go through springs faster than anything else we work on.

There is a second problem on those doors: nobody owns them. Everyone assumes the door is somebody else's job, so the warning signs go unmentioned until it fails. On a shared garage we spec for the real cycle count rather than the door's size, and say plainly what the rest of the hardware has left in it.

What counts as a cycle, and how many am I using?

One cycle is the door going up once and coming down once. Opening the door to get a bike out and closing it again is a full cycle. Most households underestimate this badly, because they count trips in the car and forget everything else the garage gets opened for.

Can the shaft, drums and bearings be reused, or does all of it get replaced?

Usually reused. Most of that hardware outlasts several sets of springs. We replace it when a bearing is rough, a drum is grooved where the cable rides, or a set screw has chewed a flat into the shaft deep enough to stop holding. Those get called out before any work starts.

Is a high-cycle spring worth it on a garage several units share?

That is the case where it makes the most sense. The extra rating buys years on a door being cycled several times what a single-family door sees. It needs headroom for the larger coil, so the technician confirms the door and the space will take it before ordering.
