Frost, Settled Slabs and Racked Frames
A garage that has moved gives itself away in a pattern. The door seals tight on one side and shows daylight on the other, it drags at the same point every cycle, or it needs a shove through the last foot of travel. Straightening the track on its own buys a few weeks, because the track is bolted to a frame that is out of plumb.
So the opening gets checked first. Are the vertical tracks plumb, is the header sound, has the horizontal track sagged where its hanger is lagged into old framing, and is the slab level across the opening. Then the track is set to what the building is doing now rather than what it did when it was new.
Tight Alleys and Bumper Damage
City alleys are narrow and city garages are not generous. Clipping the vertical track while backing out is one of the most common ways a Chicago door ends up off its rails, and the damage is nearly always low down: a flattened length of track, a twisted bottom bracket, or a roller shoved out of the curve.
A gently bowed track can often be dressed back true. A track that is kinked, split at a seam or torn at a bracket gets replaced, because straightened kinks return and every pass over one chews at the roller. You will be told which of the two you have and why.
Rollers, Hinges and the Noise That Came First
Almost every off-track door was a noisy door for months beforehand. Worn nylon or steel rollers develop flat spots and slop in the stem, the door begins to wander in the track, and eventually one roller hops the lip. Rattling and grinding is the warning stage, and it is far cheaper than what follows it.
Realigning without dealing with worn rollers is half a repair. Rollers get replaced where they are worn, hinges between sections are checked for elongated holes, track brackets are tightened back to the framing, and the balance is re-tested so the door is not fighting the track on the way up.

The door only sticks in winter and behaves in summer. Why?
That is nearly always ground movement. Frost lifts the slab and the frame slightly, the opening tightens, and the door binds until things settle in spring. The fix is setting the track and clearing the rub points for the worst case, not forcing the door through it.
Can I tap a bent track straight with a hammer myself?
It is a poor trade. A hammered track ends up with a flat spot and a lip that grabs, and the roller wears against it on every cycle. If the door has come off the rail it also has to be lifted back in, which on a heavy door with tensioned springs is not a one-person job.
The door came off track and a panel is scraped. Does the whole door need replacing?
Rarely. Most off-track doors need lifting back in, track straightened or replaced, rollers renewed and the balance reset. A section only gets swapped when it is creased right through or the hinge fixings have torn out of it.
