What a Safety Inspection Finds on a Des Plaines Door
A garage door has two independent ways of not crushing something, and on a lot of the doors we look at only one of them still works. The photo-eyes across the opening are the system everybody knows about. The second is the opener's own force sensing, which is meant to reverse the door when it meets resistance on the way down, and it fails quietly because nothing about the door looks any different when it does.

Two Reversal Systems, Tested Separately
Test the beam first. Send the door down and interrupt the photo-eyes with a broom handle or a cardboard box, never a foot and never a hand. Anything short of an immediate halt and full reversal counts as a fault: a bracket knocked out of aim, lenses filmed over with dust, or, very commonly, a wire pinched under a staple somewhere on its run back to the opener.
Force sensing is the test almost nobody runs. Put a solid obstruction an inch and a half or so high beneath the door — a scrap of framing timber laid flat is the usual choice — and let the door close onto it. Contact alone should send it back up. A door that leans on the obstruction instead, or shoves straight past it, has had its down force wound too far, and that setting creeps upward over the years as somebody keeps compensating for a door that is quietly getting heavier.
The Attached Garage Adds a Second List
Attached garages bring in a checklist with nothing to do with the overhead door at all. Codes treat the shared wall and the passage door into the house as a fire barrier, so that door wants to self-close, to latch cleanly rather than rest against the frame, and to sit without gaps around its edges. The bottom seal on the overhead door belongs in the same conversation, since it keeps out water and also has a part in keeping exhaust fumes out of the hallway.
We also look at how the emergency release cord is set, which should be reachable from inside but not through a gap from outside, at the opener's power supply, and at whether an old fixed-code remote system is still in daily use.
What Corrosion Hides
The findings particular to this town are nearly all corrosion. Lift cables lose strands from the bottom upward, where the water sits, and a cable missing strands holds fine right up until it does not. Bottom brackets rust behind the fixing rather than in front of it. Roller stems seize into hinges. Spring coils pit where condensation has run down them.
None of it changes how the door feels to operate, which is why the report tends to surprise people. Findings come in plain terms and sorted into two piles, the urgent and the merely worth watching, and nothing gets done without being agreed first.
