On extension-spring doors one question outranks the rest: does a safety cable run inside each spring. On the small detached garages that sit off the alleys east of downtown, the answer is often no. Nothing else an inspection finds on that kind of door is worth as much.

Two situations bring people to an inspection instead of a repair. One is a landlord with property around the older parts of the city who would rather know the doors are safe than have a tenant discover they are not. The other is a house changing hands, where a home inspector has written a line about the garage door and nobody involved knows how serious it is.

Both get the same treatment. What the condition actually is, what counts as a safety issue as against ordinary wear, and what putting it right would involve. If the honest answer is that the door is fine, that is what you are told.
