On a newer insulated door the work is preventative: lubrication, fastener check, seal condition, limits. The parts are fine and the object is keeping them that way, especially on a door cycling several times a day because the garage is how the household comes and goes.
On a door from an earlier decade the visit is closer to an assessment. Original steel rollers, hinges with elongated holes, springs past their cycle count and a bottom seal gone hard are all normal at that age. We separate what needs doing now, what can wait a season, and what is simply worn but harmless.
