The Balance Test Tells You More Than Anything Else
With the door closed, the opener is disconnected at the release and the door is lifted by hand to about waist height and let go. A correctly balanced door stays put. One that climbs is over-sprung; one that sinks has lost tension. That single test says more about the state of the counterbalance than any amount of looking at it.
It matters because an unbalanced door quietly overloads everything downstream. The opener pulls harder than it was designed to, the cables carry uneven tension, and the rollers grind along one side of the track. Correcting the balance is often a matter of a few turns, and it prevents the failures that otherwise arrive as an emergency call.
A Detached Garage Needs a Different List
An attached garage borrows heat and dryness from the house. One at the end of the lot borrows nothing. Cold steel collects condensation, the threshold takes meltwater off the car all winter, and there is no vapour barrier anywhere in the building. So the checklist gets weighted towards corrosion: the bottom of the cables, the underside of the bottom section, hinge pins and the fixings holding the track.
The framing gets attention as well. Track brackets, the opener's hanging irons and the spring anchor are all lagged into timber that has been drying since the twenties, and dry wood loses grip on a lag screw. Fasteners get pulled up, anything that has worked into a soft or split section is moved to sound wood, and the service door and its lock are checked while we are there.
Two Times of Year That Actually Matter
Autumn is the important one. Before the first hard freeze, the seals go under review, the lubricant is changed for something that stays workable in the cold, and the opener's force settings are checked, because the same motor is about to be asked to pull a stiffer door. Doors that die in January usually gave notice in October.
The second visit belongs in spring, and it is mostly about what winter left behind. Salt film gets cleaned off the rails and hardware, the bottom section and cable ends are checked for the corrosion that starts down there, and anything the ice pulled out of line gets reset. A door in daily use benefits from both. A garage that sees the car twice a week is fine with the autumn visit alone.

What does a technician do that I could not do myself?
Plenty of it you can do: wiping the track, cleaning the photo-eye lenses, lubricating the hinges and stems, tightening the visible bolts. The parts worth handing over are anything under spring tension, adjusting the counterbalance, checking cable condition where it wraps the drum, and setting the opener's force and travel limits. Those need the right tools and a feel for what correct looks like, and getting them wrong makes the door less safe rather than more.
The door has worked fine for years. What would a service change?
Mostly it changes when you find out about wear. Springs lose tension gradually, cables fray a strand at a time, and rollers seize slowly, so a door can be running on borrowed time and still feel normal to use. A tune-up finds those and either corrects them or tells you what to plan for. It also puts a stop to the small stuff, loose hardware and dry pivots, that turns into the big stuff.
Do I need to be there if the garage is out back?
Not necessarily. If the technician can get into the garage and the door can be run through its full travel, the work does not need anybody in the house. What we do need is access agreed in advance, which on an alley garage means somebody either meeting the van or arranging a way in. We will call before setting off, and you get the findings by phone if you are not on site.
