Hinges get checked joint by joint and by number, because they are not interchangeable between sections and a mismatched one changes how the section pivots. Roller stems get checked for play, the wheels for flat spots and cracking.

Track brackets and the lag bolts into the jamb get retorqued. That matters more on older Waukegan garages than most places, because those lags are holding in softwood framing that has carried them for decades, and once one backs out the whole track section moves under load.

Then the load path itself: spring condition and balance, cable condition at the drum and at the bottom fixture, drum set-screw tightness, the end bearing plates and the centre bearing. On the operator, chain or belt tension, rail fixings, limit positions, force settings and both safety reversal tests.

The balance check tells you the most in the least time. Released from the operator, the door should hold roughly where you leave it at waist height. If it sinks or climbs, the springs are out and every other component is doing work it was not designed for.

An attached garage borrows heat from the house and sits at a reasonably stable temperature. A detached garage off the alley does not, and its door swings through a far wider range every year. Bottom seals harden and split sooner, and rust turns up on spring coils and cable strands considerably earlier.

Doors that are barely used have their own failure pattern. Rollers develop flat spots sitting in one position for weeks, and grease migrates off bearing surfaces when nothing is turning. A door opened twice a month is not automatically in better condition than one opened four times a day.
