What a Garage Door Safety Inspection Covers

Two checks take five minutes and tell you a good deal. Pull the emergency release, lift the door by hand to about waist height and let go. It should stay where you left it. Then close it with the operator over a flat length of two-by-four lying on the floor across the opening. It should meet the wood and reverse.

If either check fails, that is your inspection result and the rest is diagnosis. If both pass, what remains are the risks you cannot see from the floor: strands starting to break inside a cable where it wraps the drum, a hairline crack in a spring cone, a bearing plate slowly working its fixings loose.

Operators Older Than the Entrapment Rule

Federal safety requirements have called for photoelectric sensors, or an equivalent entrapment protection device, on residential openers manufactured since 1993. A lot of Waukegan housing is old enough that units predating that are still in daily service, particularly on detached garages where the opener was never anybody's priority.

If there is no small sensor mounted a few inches above the floor on each track, the door has no way of knowing anything is beneath it. The two-by-four reversal test is then the only protection left, and on a worn operator with drifting force settings it is not reliable protection. That situation is a replacement rather than an adjustment, and it gets described that way.

The Full List, Component by Component

Springs get examined for coil separation, corrosion pitting and correct balance against the door. Cables get read along their whole length for broken strands, kinking and heat-checked wear at the drum, which is where they fail and where they are hardest to see. Drums, set screws, end bearings and the centre bearing get checked for play, which is the origin of a surprising amount of unexplained noise.

On the door itself: hinges, roller condition, section joints, struts, the bottom fixture, weatherseal and the track for dents, spread sections and misalignment. On the operator: travel limits, force settings, both entrapment tests, the manual release, remote and keypad function, and the wall control wiring.

Everything found gets sorted into three groups. Unsafe to keep using. Likely to fail within the year. Cosmetic. You are told which is which, in those terms, rather than being handed an undifferentiated list.

Landlords, Buyers and Sellers

Waukegan has a large stock of two-flats, small multifamily buildings and rented single-family houses, and a garage door used by a tenant needs a record as well as a repair. An inspection produces a written statement of the door's condition on a given date, which is worth having when a fault gets reported months later.

Property sales are the other common trigger. A garage door is one of the items a buyer's inspector will operate, and a door that fails the reversal test or sinks when released turns straight into a negotiating point. Finding that before the listing goes up is a considerably easier conversation than finding it after an offer is on the table.

Questions

Waukegan questions about this job

How long does an inspection take?

Allow the better part of an hour for a single door. Reading cables properly and running both entrapment tests is not work to rush, and a property with several doors takes proportionally longer.

What happens if my door fails the inspection?

You are told what failed, why it matters and what correcting it involves. Anything unsafe to keep using gets flagged as such. Nothing gets carried out beyond the inspection without your agreement.

My door seems fine. Is an inspection still worth doing?

The failures that injure people are usually the ones with no warning signs. Cable strands part inside the drum wrap where nothing is visible, and springs crack without changing how the door sounds until the day they let go entirely.
