Lubrication Done Properly, and What It Tells You

An unheated detached garage in Waukegan sits close to outdoor temperature for months. A general-purpose grease that flows fine in July stiffens toward a paste after a week near freezing, and every cycle then has to overcome that drag before the door has moved an inch.

A lubricant rated for low temperature does not do that, which is why a door treated in the autumn behaves through the winter and one treated in April does not.

Spring coils deserve their own mention. Damp off the lake puts surface rust on torsion coils, and rust between coils raises friction inside the spring itself and takes cycles off its life. A light coat of the right product slows that down.

How a door responds to lubrication tells you what is actually wrong with it.

If it goes quiet and stays quiet, the problem was friction and it is solved. If the noise returns within a week or two, the bearings have already failed and the lubricant was only filling the gap left by worn metal. If it never goes quiet, the noise was never friction: look at balance, a loose track bracket rattling under load, or an operator with its force setting turned up to compensate for a door too heavy for its springs.

That is why a tune-up here includes the mechanical side. Fasteners and lag bolts retorqued, drum set screws checked, the door balanced against its springs, and the operator's travel and force reset to suit how the door moves once it is running freely rather than while it was dragging.
