If the unit predates rolling codes and still uses a fixed-code remote, replacement is the better call regardless of what you want from the app. A fixed code can be captured and replayed by anyone parked nearby, and bolting an internet connection onto that is fixing the wrong end of the problem.
Access sharing is worth setting up properly at install: guest access for a family member or a delivery, notification rules that surface an opening rather than burying it in a log, and an auto-close schedule for the nights somebody forgets.
