The Detached Garage Problem
A good share of Skokie garages stand on their own at the back of the lot with the alley behind them. That changes what goes wrong. The unit lives in an unheated building, power often arrives through an old run from the house, and the safety eyes are screwed to timber that swells and shrinks with the season.
So the faults skew a certain way. Eyes knocked out of line by a bin or a bike wheel. Corroded splices at a junction box. A wall button on tired two-conductor wire stapled through the studs decades ago. Rodents that treat low-voltage cable as nesting material. None of that shows on a blinking diagnostic light. It shows when somebody traces the wiring.
Winter Faults That Are Not the Opener
Cold-weather calls follow a pattern. The door behaves all summer, then on the first hard morning it lifts a foot and stops, or lands and bounces back up. The instinct is to blame the motor. Usually the grease in the rollers and hinges has stiffened, the springs have lost a little pull, and the door has quietly become heavier than the opener's force setting allows.
The test takes a minute. Pull the release, lift the door by hand, and see whether it stays where you leave it. If it slams down or crawls up, the fault is balance. Fitting a new logic board to an unbalanced door only buys time until the next board burns out.
Fixing It Versus Replacing It
Plenty of openers are worth repairing. Stripped drive gears, worn sprockets, dead capacitors, a burnt travel module, a receiver that has stopped hearing the remotes. That is routine parts work and the vans carry the common items.
Replacement makes more sense when the head unit predates safety sensors, when the board has failed and the part is obsolete, or when a rattling chain drive is bolted to the wall of a bedroom above and the household would rather have a belt. If phone control matters to you, say so early. Some older units take a retrofit and some do not, and it changes the recommendation.
