Lubricating a Garage Door Properly, and What to Keep Off It
Start with the mistake, because it is the common one. WD-40 is a solvent and a water displacer, not a lubricant. Sprayed onto a garage door it washes the remaining grease out of the bearings and then evaporates, and a fortnight later the door is louder than before you touched it.

The second mistake is heavy grease. In an unheated Skokie garage in January, thick grease stiffens to about the consistency of putty. The door drags, and the opener's force setting fights it every cycle until something gives.
The Right Products, and Where Each One Goes
Two products cover a residential door. A white lithium grease, thin enough to stay workable in cold, for the metal-on-metal contact points: hinge pivots, roller stems, the torsion spring coils, the end bearing plates and centre bearing, and the lock bar if the door still has one. A silicone or dry PTFE spray for anything involving rubber or plastic, including the weatherstripping so it does not freeze itself to the slab.
Chain drives take a light chain lubricant along the rail. Belt drives take nothing on the belt at all, and putting grease on one is a reliable way to ruin it.
The Parts That Must Stay Dry
The track is not a lubrication point. It is a guide. The roller wheel is meant to roll along it, not slide. Grease in the track collects alley grit and turns into a paste that wears the wheel flat and drags the door sideways. A dirty track gets wiped clean with a rag, not oiled.
Nylon roller treads stay dry for the same reason. On a sealed-bearing roller the bearing is already packed and closed, so anything applied to the outside does nothing but gather dust. The photo-eye lenses and the opener's drive gear housing are also hands-off.
Why a Tune-Up Is More Than the Spray
Lubrication on its own buys quiet. It does not address why a door became loud, which is usually a worn roller, a loose hinge or a door out of balance. Our lubrication visit runs through the hardware as well: hinges and brackets checked and tightened, roller condition assessed, cables looked over end to end, and a balance test with the opener disconnected.
If the noise is coming from something that oil will only mask, you get told what it is. A door that goes quiet for a week and then comes back was never a lubrication problem in the first place.
