Tight Alleys, Narrow Garages
A single-width detached garage leaves very little margin. Mirrors clip the vertical track, a bumper taps the bottom section on a tandem park, bins and snowblowers get leaned against the rail, and by February there is ice packed along the door line.
Vertical track only has to bend slightly for a roller to bind. The real damage comes on the next cycle, when the opener pushes through the tight spot, the roller digs in, and a small deformation becomes torn track and a cracked hinge. If a door is fighting one particular spot, stop running it.
Frame Garages Move, and Track Moves With Them
Older detached garages here are wood framed and they shift. Jambs swell through a humid July, dry out in January, and the lag bolts holding the track brackets slowly lose their bite in soft old timber. The track drifts a fraction out of plumb and the door starts catching at the same height every time.
The fix is not simply bending the track back. Brackets are re-secured into sound wood or onto backing plates, the track is set plumb and spaced correctly off the jamb, then the door is cycled to confirm the reveal is even from top to bottom.
Straightened, or Replaced
Light kinks and flared edges on vertical track can be dressed out and will hold. A crushed radius, a twisted horizontal section, or track that has pulled through its own bolt holes gets replaced, because straightened metal in those places never runs true and the door will find the same fault again.
While the door is open we look at what caused it. Rollers with flat spots or dead bearings, cracked hinges, a loose flag bracket at the top of the vertical, and the balance itself. A door dragging because the springs are tired puts side load into track that was never built to take it.
