The Right Lubricant, in the Right Handful of Places

Half the cans on a garage shelf will make the door worse. WD-40 is a solvent and a water displacer, so it strips whatever is left in a bearing and leaves nothing behind. Heavy grease collects grit and turns into paste. Motor oil runs off the part and onto the car underneath it.

What a door wants is a lithium or silicone garage door lubricant, applied thinly, to a short and specific list of parts. On an unheated Morton Grove garage — and most of the detached ones out here are unheated — the temperature rating on the can matters as much as the type does.

Cold Garages and Lubricant That Goes Stiff

The reason a door groans in January and runs fine in July is usually not the door. It is the lubricant thickening. A product rated only for room temperature turns waxy below freezing, and the opener has to overcome that on top of the door's own weight. That is where stripped gear sets and cold-morning reversals come from.

Silicone stays workable much further down the scale and does not gum up. On detached garages with no heat we lean that way. On attached bays that stay above freezing either will do, and white lithium clings better to a vertical hinge pin.

The Places That Get It, and the Ones That Never Do

Lubricant belongs on hinge pivot points, roller stems and the bearing race behind the wheel, the torsion spring coils, the end bearing plates and centre bearing, the lock bar, and any pulley sheaves on an extension setup. On a chain-drive opener the chain and rail take a light film of chain lube.

It does not belong on the running surface of the track. That surface should be clean and dry — a lubricated track collects grit and turns the rollers into grinders. It also does not go on nylon roller wheels, on the photo eyes, or on a rubber belt drive, which wants nothing at all.

Clean the Salt Off Before Anything Else

Spraying lubricant over winter residue just makes an abrasive slurry. Tracks in this village collect salt off wheel arches all season, so the job starts with wiping the track channels out with a rag and a little solvent, letting them dry, and only then working through the parts list.

The tune-up half of the visit is the part that lasts. Hardware tightened, chain tension set, opener travel and force checked, the balance test run by hand, bottom seal looked at. Lubricant on a loose, out-of-balance door buys roughly a fortnight of quiet and no more.

Questions

Morton Grove questions about this job

How many times a year does a door need lubricating?

Twice suits most doors here — once before the cold arrives and once after the salt is off the roads. A door cycling many times a day benefits from more than that.

I sprayed WD-40 and it went quiet for a day. What happened?

It thinned the old grease and freed things briefly, then evaporated and left the bearings dry. That is why the noise came back louder. It wants cleaning off and a proper lubricant putting on.

Which parts of this can a homeowner handle?

Most of it, with the door down and the opener unplugged. Leave the spring coils alone if you are not comfortable working near them, and nobody should be adjusting spring tension as part of a lubrication job.
