Garage Door Lubrication: What Gets Treated, What Stays Dry

Lubrication is a short job that is easy to get wrong. The product matters, and the list of parts that must stay dry matters just as much as the list that gets treated.
Why WD-40 makes it worse
WD-40 is a water displacer and a solvent. It thins and strips the grease already in a bearing, runs off, and leaves the joint drier than it found it. Quiet for a fortnight, worse afterwards.
What a garage door wants is a lithium-based grease, or a silicone or synthetic spray sold for door hardware: something that stays where it is put and does not stiffen when the garage drops below freezing. In an unheated detached garage, and Naperville has plenty of those behind the older streets, cold-weather behaviour is the whole specification.
Where it goes, and where it must not
Treated: hinge pivot points, roller stems, exposed bearings, the torsion springs along their length, the bearing plates at each end of the shaft, the lock bar, and the rail on a screw-drive opener.
Left dry: the tracks. The wheel is meant to roll along a track, not skate through grease, and lubricant on a track collects grit until the mixture grinds the wheel flat. Also left alone are nylon rollers with sealed bearings, where the stem gets treated and the wheel does not, and the photo-eye lenses, which get a dry cloth and nothing else at all.
Salt, seed and the freeze-thaw season
Winter is what makes this a real service rather than a nice idea. Road brine comes off the car onto the slab, splashes up onto the bottom section, the bottom brackets and the lower track, and corrodes hardware that has not been protected against it.
Autumn brings the other half of the problem: heavy tree cover over a lot of Naperville driveways drops seed and grit straight into the track. A tune-up before the first hard freeze, cleaning the track out, treating the pivots and checking the bottom seal is not already stuck to the concrete, buys more than the same visit in June does.

How often should a door be lubricated?
Twice a year suits most doors here, timed to autumn and spring. A door running many cycles a day, or one in an unheated detached garage, benefits from the autumn pass in particular.
It is still noisy after lubrication. Now what?
