What a Garage Door Safety Inspection Actually Covers
January 1993 is the date worth knowing. From then on, residential garage door openers sold in the United States had to carry entrapment protection: the photo-eye beam across the opening, or an equivalent edge sensor, plus an automatic reverse.

What gets flagged, and what we check
Naperville houses change hands often enough that garage doors get looked at regularly, and the same findings repeat. Photo-eyes missing, or mounted too high; they belong within six inches of the floor, because that is the height a child or a pet occupies.
After that: an auto-reverse that does not reverse, lift cables fraying at the bottom bracket, extension springs with no containment cable, a wall control mounted low enough for a child to reach, and bottom brackets that somebody has unbolted at some point in the door's life. All of it goes in writing.
The fire separation on an attached garage
On an attached garage the door between the garage and the house is a fire separation, not just an interior door. The usual specification is solid wood or solid-core at least one and three-eighths inches thick, or a rated assembly, and it needs to close and latch properly against its frame.
It sits outside the overhead door itself, but it is on the same wall and it is a real safety item. It is also exactly the thing that gets swapped for a hollow-core interior door during a remodel without anyone noticing what was replaced.
Two tests you can run before we arrive
First, the reversal test. Lay a two-by-four flat on the floor under the door and close it. The door must touch the wood and go straight back up. If it stops and sits there, or keeps pushing, the force setting is wrong.
Second, the beam test. Close the door and pass a broom handle through the opening near the floor. It must stop and reverse. If either test fails, stop using the opener until it has been sorted. Those two devices are the entire thing standing between the door and whatever is underneath it.

The door works fine. Is an inspection still worth booking?
Working and safe are not the same condition. Cables fray, springs fatigue and photo-eyes drift out of alignment while a door continues opening and closing normally. The point is to find the failure before it happens.
Do you inspect detached garages as well?
Yes, and older detached garages are usually where the useful findings are. Pre-1993 openers, extension springs with no containment cable, and hardware that has not been touched since the building went up.
