Why Unheated Detached Garages Age Faster
A detached garage in Wheaton spends winter at outside temperature and spring swinging through the dew point twice a day. Moisture condenses on cold steel, which is why springs, hinges and bearing plates there show surface rust years before the same parts in an attached garage.

What the Annual Visit Covers
Balance first, because everything else is judged against it. Release the opener and lift the door by hand to waist height. It should hold. Drifting upward means overwound, sinking means the springs have lost turns, and either way the opener has been compensating.
Then hardware. Every hinge, bracket and track bolt works loose over a year of vibration, and a loose hinge lets a section rack until the roller binds. Lag bolts into old jamb wood get checked for grip, not just tightened. Cables get inspected where they wrap the drum, where fraying starts.
The opener last: force and travel limits reset, belt or chain tension corrected, safety reverse tested against an obstruction, photo eyes cleaned and re-aimed.
When to Book It
Late fall is the useful slot. Cold thickens old grease and steel contracts, so a door that is marginal in October is the one that will not close in January.
A door used as the household's main entrance deserves looking at more than once a year, and so does any door that has just taken a hail storm. Panel and track damage does not always announce itself straight away.

How much of this can I do myself?
The safe half: clearing the tracks, cleaning the photo eye lenses, tightening visible hinge and bracket bolts, testing the auto-reverse and checking the weather seal. Leave the springs, cables, bottom brackets and drums alone. Those hold load even when the door looks harmless.
Does maintenance make sense on a door that already works fine?
That is exactly when it makes sense. Almost everything we replace on an emergency call gave warning first: a cable strand out of place, a hinge with an oval hole, a spring starting to gap. Catching those is the whole point.
How long does an annual visit take?
Around an hour for a single door in normal condition, longer for a double or if we turn up something that needs work. You get told what can safely wait, rather than every observation being presented as urgent.
