Old Garages Settle, and the Track Settles With Them
The detached garages put up behind Wheaton homes in the 1920s and 1930s were often set on shallow footings. Ninety winters of freeze and thaw later, neither the slab nor the frame is as square as the day it went up. The vertical tracks are lagged straight to that frame, so as it moves the tracks go out of plumb with it and the door starts to catch on one side of the opening.
That is a shimming and re-plumbing job, not a new door. We back off the mounting brackets, set the tracks true to the door rather than to the sagging frame, and refasten into sound timber. Where a jamb has softened, the brackets have nothing solid to hold, and the wood is dealt with first.
Bumper Contact Accounts for the Rest
Older Wheaton garages are shallow, and the gap between a closed door and a parked front bumper is measured in inches. A gentle nudge into a vertical track leaves a dent in the rail, and from then on the roller finds it on every single cycle. On a wider door, a car reversing into the lower track manages the same damage in one movement.

Above the opening, the horizontal tracks hang from the joists on adjustable straps. Those loosen over the years and let the run sag, which shows up as a door that shudders near the top of travel or a top section that no longer seals against the header. We re-hang and re-pitch the horizontals, set the roller depth so the door pulls in tight against the weatherseal when closed, then cycle it several times before calling the job done.

The door has come off the track. Can I lever it back on myself?
Please do not. Once a roller is out, the cables are usually slack or wound wrong on the drum, and the door can drop or twist while you are working on it. Leave it, unplug the opener and let a technician release the tension safely.
Is bent track always replaced, or can it be straightened?
It depends where and how badly. Minor deformation along a straight run can usually be dressed back. A kinked curve, a torn bracket hole or a crushed section is replaced, because a roller will find whatever flaw is left on every pass.
The door binds halfway up and then carries on. What causes that?
Normally a track that has drifted out of parallel where the vertical run meets the curve, or one failing roller. It is worth looking at early. A door that binds is loading the opener, the cables and the springs harder than it should on every cycle.
