The Two Standing Mistakes
The blue and yellow can is a water-displacing solvent, not a lubricant. It frees a seized part briefly, then evaporates and leaves the joint drier than it started, having stripped out whatever grease was there. It has a place in the garage. Door hinges are not it.
The other mistake is greasing the tracks. Rollers are meant to roll along a track, not slide down it. Grease there traps the grit and salt the car brings in, and the resulting paste grinds wheels and track down together. Tracks get wiped clean, never oiled.
What Gets Treated, and With What
Hinge pivots, roller stems, the exposed bearings in steel rollers, the end bearing plates and center bearing on the torsion shaft, the lock bar and the opener rail all take lubricant. White lithium grease suits the metal-to-metal points. A silicone spray suits the weather seal and the rubber.
The torsion spring gets a light coat along the coils, and that is about corrosion rather than friction. A rust-pitted coil carries a stress riser, and stress risers are where springs break. Nylon roller wheels get nothing: their bearings are sealed, and anything sprayed on the tire just collects dirt.
Cold Garages and the Right Time of Year
An unheated detached garage in Wheaton sits well below freezing through December and January, and thin oil thickens enough to slow the door and make the opener strain. A grease rated for cold weather, applied thinly, removes a whole category of winter callout.
Old grease is worse than none. Where a door has years of build-up in the hinges, the tune-up starts by cleaning it out. The abrasive mixture of dried lubricant, alley dust and road salt does far more damage than a dry pivot ever would.
