A Light Motor Hauling a Door It Was Never Sized For

Spec builds get the smallest opener that will move the door on the day of the final walk-through. Hang a heavier insulated door later, let the rollers wear, let the springs lose a little tension, and that motor spends years pulling harder than it was ever meant to. What gives out first is usually the nylon drive gear in the head, and the sound is unmistakable. The motor runs, the chain sits still, the door does not move.

Worn trolleys, slack chains, tired capacitors, failed logic boards and dead receivers are all repairs, and most of those parts ride on the truck. The one check that comes before quoting any of it is the door itself. If it feels heavy with the opener disconnected, the counterbalance is the actual fault, and a new gear kit would only be feeding the same problem back into the motor.

The Safety Reverse Nobody Has Tested Since Move-In

An opener has two ways of stopping. The photo eyes near the slab stop it when the beam breaks, and the force setting stops it when the door meets resistance. Both drift over the years. Brackets get knocked out of line by bikes, bins and everything else that lives at that height, and force settings creep upward because somebody turned them up to make a stiffening door close.

On a visit those get checked properly rather than assumed. The eyes are realigned and re-secured, the down force is set back where it belongs, and the reverse is tested against an obstruction laid on the floor so you can watch the door back off it. In a garage that children and pets walk through every day, that test is worth more than anything else on the unit.
