Bay Doors, Rolling Steel and Dock Doors Fail Differently
A service bay door on an auto shop is usually a sectional, often with full glazing in an aluminium frame, and it cycles all day long. Rollers, hinges and end bearings are what wear out on those, because the count is enormous compared with a house.
Rolling steel is another animal entirely. The curtain coils onto a barrel over the opening with the counterbalance spring inside it, so the failures are loss of tension in the barrel, a bottom bar knocked out of square, and slats binding in the guides. Dock doors on the warehouse units get their damage from traffic: forklift strikes to the bottom section, bent track from a trailer pulling away early, and seals torn off the jambs.
Duty Class Is a Specification, Not a Preference
Commercial operators are rated by duty, and the rating is about how many cycles per hour the motor and gearbox are built to sustain, not how heavy the door is. A standard-duty unit fitted to a bay that opens and closes sixty or eighty times a day will run hot, wear its gearing and fail early, and it will do so long before anything is wrong with the door itself.
Replacing that motor with the same rating repeats the cycle. The useful question on a repeat failure is what the door does in a day, and whether the operator on it was ever specified for that. The same logic applies to the counterbalance, which is ordered to a cycle rating rather than picked off the shelf.
Controls, Safety Edges and Getting a Bay Open Again
Commercial doors are wired differently from residential ones. A three-button station gives open, close and stop, and depending on the installation the close cycle may be constant-pressure, meaning somebody has to hold the button and watch the opening. Reversing edges along the bottom bar, photo eyes across the opening and interlocks with dock equipment are all part of that circuit, and a fault in any of them can present as a door that simply refuses to close.
Where a curtain, a section or an operator has to be ordered, the first job is getting the opening usable and secure in the meantime, which on rolling steel often means putting the door onto its manual chain hoist. Planned work gets scheduled around trading, and urgent calls are moved up the day.

Can a rolling steel door be repaired without dropping the barrel?
A good deal of it, yes. Guides, bottom bar, astragal seals, slat replacement at the bottom of the curtain and operator work are all done in place. Adjusting or replacing the counterbalance spring inside the barrel is different: the curtain has to be unloaded first and it is a two-technician job with the right gear.
The door works but the bottom edge has stopped reversing on contact.
That is a failed safety edge, and it is not something to leave running. On pneumatic edges the air hose or the switch at the end has usually split; on electric ones the wire has typically been pinched or fatigued where it flexes at the bottom of the door. Until it is fixed the door has no way of knowing it has closed on something.
