Planned service beats a call-out
On a commercial door the service interval should follow cycle count rather than the calendar. A door on a busy dock earns more frequent attention than an infrequently used rear exit in the same building, and treating them the same is how one of them fails first.
A visit covers spring wind and coil condition, cable strand condition through the whole run, bearing plates and shaft end play, hinge and roller wear, chain tension and sprocket condition, brake and clutch operation on rolling steel, and sensor and edge testing. What comes out of it is a written note of what is near the end of its life, so a high-cycle spring gets changed on a quiet Tuesday morning by arrangement instead of during your busiest afternoon of the month.
Winter is when commercial doors break
Cold thickens grease and steel contracts. A door that was already running slightly out of balance in October simply refuses to lift on the first properly cold morning. Perimeter and dock seals stiffen and drag, adding load the opener was not carrying before, and rolling steel curtains bind in guides that have collected road grit all winter.
Salt is the other half of it. It comes in on forklift and trailer tires, sits on the floor, and works on the bottom bar and the lower guide. Can work be scheduled outside our operating shifts?
Yes, by arrangement. Planned work on a dock door is usually best done when the dock is quiet, and we would rather book a slot around your schedule than shut a bay in the middle of a shift. Breakdowns get treated as urgent whenever they happen.
Do you service rolling steel as well as sectional doors?
Both. They are mechanically unrelated: a sectional door hangs on hinges and rollers in tracks, while a rolling steel door is a curtain of interlocking slats coiling onto a barrel with its own spring, brake and clutch inside. Diagnosis and parts are entirely different for each.
One section on a dock door is damaged. Does the whole door have to be replaced?
Usually not. Commercial sections are replaceable individually, the same as residential ones. What has to be checked is whether the strut and reinforcement pattern is intact and whether the end stiles took the impact, because on a heavy door those carry the load.
