When a South Holland Door Stops Running True

Track is the one part of the system that was never meant to carry anything. It guides. The springs carry the weight, the cables do the lifting, and the track simply keeps the rollers where they belong. That is why it bends so easily, and why a bent one causes so much trouble.

Most of what we see around South Holland is wear rather than accident: fixings that have loosened over decades, a vertical rail that has drifted out of plumb, or a rear hanger that has quietly dropped and taken the overhead run with it.

Where the vertical rail meets damp timber

The vertical track is lagged into the jamb, and on a flat lot the bottom foot of that jamb spends every winter wet. Timber that has softened will not hold a lag, and driving the same bolt back into the same hole achieves nothing beyond a repair that lasts a fortnight. The fixing has to move to sound material or the material has to be replaced.

The lower track is worth a look while you are down there. It sits closest to the floor, takes the salt and the melt water, and corrodes on the inside of the channel where nobody sees it. A door that drags through the last two feet of travel and runs cleanly above that is usually telling you exactly this.

Low headroom, and the curve at the top

A single-storey garage does not give you much room above the opening. The curved section where the vertical rail turns into the horizontal run is the tightest geometry in the whole assembly, and on a low-headroom fit there is very little tolerance in it. Force a door through a bind there once and the curve keeps a memory of it.

Afterwards that shows as a hesitation at the same height on every cycle, or as a roller that pops its stem. Straightening a curved section by eye rarely holds, so on that part of the run we would sooner change the piece than keep persuading it.

Getting it back in, and the checks that follow

Lifting a door back into its rails is the visible five minutes of a job that is mostly measurement. Before anything is refitted we work out why the roller came out at all: a slack cable, a spring short of tension, a hinge torn out of a section, or a bind at the curve. A door put back without that answer comes out again.

Once it is in, the rails are set to the door rather than to the wall, roller clearance is checked from top to bottom, hinge and bracket fixings are gone over, and the door is cycled by hand with the opener disconnected. The last check is balance, because a door out of balance keeps loading the track sideways whatever we do to the steel.

One side jumped out of the rail while the door was closing. Can I run it back up?

No. With a roller out there is nothing keeping the door square, and powering it in either direction is how a repair becomes a replacement. Unplug the opener, leave the door where it is, and keep the opening clear until somebody can take the weight off it safely.

The door drags through the last couple of feet and is fine above that.

That points at the lower vertical track: corrosion inside the channel, a lag that has pulled out of soft timber, or a dent from something caught in the opening. Caught early it is a small fix. Left alone it becomes a bent section and usually a chewed roller with it.

Do the rollers get changed while the track is being sorted?

If they have been running out of true, they generally should. A roller with flat spots or a collapsed bearing will chew a freshly aligned rail. We check every one and tell you which are worth keeping, and on plenty of doors around here the answer is most of them.
