A door designed on paper without that step is out of balance from the first cycle, and no amount of good detailing hides a door that will not stay where you leave it.

Can a door be built for an opening that is not a standard size?
Yes. Widths and heights outside the standard range are made to order. What matters is a proper measure of the rough opening, headroom, backroom and side room first, because those figures also determine which track and lift arrangement will fit.
Do windows and insulation change anything mechanical?
They change the door weight, and door weight is what the spring is sized from. A design with a full row of insulated glass can need a different spring specification and sometimes a stronger opener than the plain version of the same door. It is planned in from the start, not discovered afterwards.
What is high-lift track and would it help my garage?
High-lift takes the door further up the vertical track before it curves back horizontally, so the open door sits higher and further back. It is useful if you have overhead storage, a car lift or a tall vehicle. It needs extra headroom and a longer shaft arrangement, so it comes down to what the measurements allow.
